Buying Your First Home? Real Estate Agents Are Your Professional Guides. Make Sure You Choose Top Experts.

You might be a bit afraid or intimidated by the whole process of buying your first home. As top Alexandria, Fairfax County, Mt. Vernon and Fort Hunt real estate experts, it's our job to guide you, from beginning to end.

We will take the time to go through each and every step of the buying process. There are no dumb questions!

Together, we will consider:

- How much can you really afford?

- How to qualify for a mortgage.

- How much cash you should put down.

- How to buy a home with little or nothing down.

- What it takes to get approved for financing. What banks and other financial institutions are looking for.

- How much your payments will be.

- The tax advantages of buying.

- Is renting or buying better for you?

Tell us a bit about your situation below. We'll get right back to you. There is absolutely no charge, and we offer this to you with no strings attached.

An $8,000 tax credit is available for first time homebuyers.

A first time homebuyer is defined as someone who has not owned a principal residence during the three years prior to the purchase.

- This tax credit does not have to be repaid as did the previous tax credit if the property is held for a minimum of three years.

- The tax credit is available for homes closed on or after January 1, 2009, and on or before November 30, 2009.

- You can take advantage of the tax credit relative to your 2008 tax year.

- The tax credit can be applied against your 2008 tax return that is generally filed on or before April 15, 2009.

- If you have already filed your 2008 tax return, you can immediately amend your return once you purchase a home and you should receive a refund in 30 to 60 days.

- If your home closing is scheduled to occur after April 15, 2009, you can choose to file an extension to October 15, 2009, to file your 2008 tax return to take advantage of the tax credit and receive your refund.

- You should consult with a tax professional to determine how best to take advantage of the tax credit relative to your personal situation.

- FHA financing ONLY: If you received or are planning to receive a loan from a family member to use towards the down payment of your home, the refund you may receive as a result of the tax credit can assist you in paying them back in a more timely manner.

New to the home buying process? Tell us your concerns. Ask us questions. It's our job to help! There's no obligation, and we promise to get back to you quickly...

Real Estate Tips
Cosmetic Improvements >Lighting Up the Sale

Lighting is an important factor to take into account when you are selling your home. Natural and artificial lighting can create a mood that buyers notice when they walk into your home, so don't overlook this significant factor which can favorably influence a potential buyer.

Before your house is shown, walk through each room with an eye to creating a pleasant ambiance through lighting. Accentuate the natural light by keeping curtains open and windows sparkling clean. Arrange your furniture to take advantage of the best view. You may want to install indirect lighting to highlight a vaulted ceiling or to draw attention to indoor plants. Dimmer switches can create simple and inexpensive lighting appeal. Place a lamp and table arrangement in a dark alcove or corner to brighten up the area.
